A Little About Martingham

Martingham is a well planned community located on the Miles River, one mile from the Historic town of St. Michaels.  It is quiet and peaceful with underground utilities and with roads that are perfect for walking and biking.  The Martingham community is comprised of waterfront homes, waterfront townhomes, inland homes and  5 condominium communities.  The homes surround a private 18 hole golf course, the Links at Perry Cabin. Membership is required, or you may stay as a guest at the Inn at Perry Cabin and enjoy the golf course and amenities.

The Martingham Community Park with sweeping views of the Miles River, is a wonderful place for residents to enjoy nature. It is a restful spot for time alone as well as a great place to gather with friends and neighbors.  There are chairs for gazing, picnic tables for dining, and a gazebo for shelter.  Sit a while and watch boats go by, osprey dive for fish, bald eagles in flight, ducks and geese on the water, all to the the sound of lapping water….. it’s a place that renews your spirit.

The nearby town of St. Michaels has something for everyone: marinas, a yacht club, summer concerts in the park, a world class Chesapeake Bay Maritime Museum, log canoe races on the river, wine and micro brew tasting, great dining options and a wide variety of shopping opportunities. The Chesapeake Bay Maritime Museum is a wonderful place to learn the history of the Chesapeake with educational opportunities and many events throughout the season. (Link to the museum )

Martingham Property Owners Association (MPOA) is the governing body of the Community as described in the By-laws.  An 11-member board meets monthly with an annual community meeting each Fall.  The board is made up of 5 members elected by the community of single home residents and 5 Condo association representatives and an elected member from the Architectural committee.  The  Covenants provide the long term rules and structure between the Association and the property owners to which all residents agree to comply.

Committees address specific needs in the community and are made up of community residents. Committees and their responsibilities are as follows:

•Architectural Committee – provides enforcement of the covenants through assessing building and property changes

•Community Park Committee- beautifies the park to enhance enjoyment for all residents who choose to visit this lovely site

•Finance Committee – oversees fiscal obligations and long term planning

•Nominating committee – nominates board candidates 

•Roads Committee – maintains roads including road re- surfacing

•Watershed Committee – oversees ditches, drainage and storm water issues

•Welcome Committee – provides community information to ease the transition into your new home and neighborhood
